We start with a conversation about what you’re trying to accomplish. This isn’t a sales pitch, it’s a high-level review of scope, priorities, and whether we’re the right fit for your project.
What this means for you: You’re not committing to anything yet, and you’ll know quickly whether we’re worth your time before either of us invests more in it.
We visit your home and dig into the details: existing conditions, access, utilities, materials, and what decisions need to be made now versus later.
What this means for you: This phase helps us identify potential issues early, so we can give you a more accurate budget and timeline instead of a guess.
We prepare a detailed estimate covering what’s included, what’s excluded, and what unknowns could still affect cost. We coordinate pricing with our subcontractors and suppliers, and anything you’re supplying yourself is clearly marked.
What this means for you: Any back-and-forth happens here, before the contract, not after the walls are open. That’s what keeps your final number close to your first number.
Once scope and pricing are agreed on, we put it all in writing: final scope, payment schedule, start and finish dates. Before signing, we walk through every section together so there are no open questions.
What this means for you: Nothing starts until everything is in writing, so there’s nothing left for either of us to remember incorrectly later.
If design work is needed, we bring in the architect and manage the drawings and permit process so everything stays aligned with the scope and budget you already agreed to.
What this means for you: You’re not stuck managing the handoff between your architect and your contractor yourself. We keep that aligned so nothing gets designed that we can’t actually build for the price we quoted.
Work is done by our core team and long-term subcontractors, with daily communication on-site and weekly updates. Any changes go through a documented change order before work continues. You won’t see unfamiliar faces showing up unannounced.
What this means for you: You always know what’s happening on your project and why, and nothing changes without your sign-off first.
We walk the finished space with you, document anything that’s not quite right, and resolve it before calling the project done.
What this means for you: Done means done, not “done except for the list of things we’ll get to eventually.”

Jose has been leading construction projects with me since 2011. He has deep, hands-on knowledge of every phase of residential construction and an instinct for spotting problems before they materialize.
Jose grew up on job sites and has worked in the Bay Area his entire life. He knows how homes here are built, how they fail, and how they should be put back together. His standard on site sets the tone for the entire team.

I’ve been in construction since 2011 and founded Morgado Building and Renovation in 2019. I’m a licensed General Contractor and PMP certified.
I focus on the administrative and planning side of your project. Estimating, scheduling, scope definition, change management, and clear communication. My job is to make sure expectations are set correctly and the systems behind the scenes support what’s happening on site.
